Residential Low Rise

Masarykpark Retirement Residences

Scarborough, Canada

This new, life-lease retirement residence is uniquely situated on the bank of one of the Rouge River tributaries, overlooking an existing private golf course. The natural sloped topography, as well as the mature treed landscape provided significant inspiration to develop a building that adapts to the site and preserves its natural environs. A split-level, low-rise design was developed, with stepped units and projecting terraces from the 74 residential suites. Panoramic views from the upper precipice are maintained, and south and west views from the suites are achieved as a result of the elongated building footprint and orientation. The $12M building includes a number of unique unit types, as well as dedicated multi-use rooms for community functions. The success of the design led to rapid sales of all unit types and future consideration towards an expansion strategy.
